I think this house might surprise a few people.
Because let's address the obvious.
Erdington gets mixed opinions.
But then you turn onto Norfolk Road, with its trees, Victorian houses and loads of character, and it feels like you've found this brilliant little pocket that people who don't know the area probably wouldn't expect.
And then there's the house.
It's Victorian, spread across three floors and thankfully nobody has tried to strip all the personality out of it.
It feels warm. It feels cool. And most importantly, it feels like somebody actually lives here.
At the front you've got the main living and dining space, opened through to create one big sociable room. There's still enough separation for each end to have its own purpose, but when you've got friends or family round it works as one great space.
Then there's my favourite room in the house.
The snug.
I absolutely love it.
It's not the biggest room and that's kind of the point. Shut the door, get the log burner going, stick something decent on the TV and disappear for the evening.
Every house should have a room like this.
Further back you've got a large modern kitchen, giving you the finish and practicality you want today without taking away from the character of the house. There's also a downstairs shower room, which becomes particularly useful when you've got three floors of family living.
Head upstairs and the first floor gives you two proper double bedrooms.
Then there's the bathroom.
And it's massive.
It's one of those rooms where the proportions of an older house really show themselves. Loads of space and a completely different feeling to the bathrooms you tend to find squeezed into newer properties.
Keep going and the top floor becomes its own little retreat.
The principal bedroom sits up here with its own shower room, giving you a bit of separation from the rest of the house. Parents with older children will immediately understand the appeal of that.
Outside is another surprise.
There's off road parking to the front, but it's the garden at the back that really adds to the house.
It's big, established and has loads of different little spots that catch the sun throughout the day. Somewhere for the table. Somewhere for a morning coffee. Somewhere to disappear with a book. There's a shed for all the usual garden stuff and still loads of space left to actually enjoy.
And that's probably what I like most about this house.
It keeps giving you little things you weren't expecting.
A beautiful tree lined road.
Victorian character.
That snug and log burner.
Three floors of space.
A huge garden.
And a home that's been styled without losing the things that made it interesting in the first place.
Norfolk Road feels like one of those little pockets you only really appreciate once you've been here.
So if you've previously written Erdington off based purely on the name on the postcode, I'd probably say this...
